Interest rates rising, prices falling


The GTA real estate market changed drastically in May, and continues to adjust. The early spring market had a shortage of listings and buyers were scrambling to find a home to buy, triggering bidding wars with multiple offers.   However, home sales declined in May, from the record levels in the first quarter of the year, probably due to the newly announced Ontario housing plan which created some uneasiness for both buyers and sellers.  In May, the number of new listings spiked to record levels in the GTA, where there had been a severe supply shortage.  This trend continued into June, and July with prices dipping 5-15% from the highs of February/March, but still up over the same period last year.  It suggests the housing market has started to cool down, and has returned to a more balanced market. In July and August, inventory levels declined again, however, prices continued to soften.  Having an experienced Realtor to guide buyers and sellers through this challenging market is more important than ever.  Average days on the market to sell a home, has increased to 60 days, and buyers now have the luxury to take their time and even include home inspection and finance inspection clauses in their offers.
